One of the best things you can do to avoid falling into the 'empathy trap' is to have a set process that you never waiver from, not matter what. This should include always requiring rental application, credit check, and references from each and every prospective tenant. If they currently live in a detached house that isn't too far out of your way, even consider doing a drive by to maek sure living room furniture isn't on the front porch........
Remember, there are other ways to help people and society without jeopardizing your business.
