Reverse Mortgages in Belleville: Turn Home Equity into a Stress-Free Retirement

October 4, 2026 | Posted by: Craig Nickerson

Retirement should feel secure, not stretched. Yet many Belleville and Quinte-area homeowners are house-rich and cash-poor: their home has grown in value over decades, while pensions and savings haven't kept pace with property taxes, groceries, utilities and the cost of everyday living.

A reverse mortgage lets homeowners aged 55 and older turn part of that home equity into tax-free cash, with no regular mortgage payments required, while staying in the home they love.

What a reverse mortgage can do for you

• Improve monthly cash flow. Take funds as a lump sum, as regular advances, or a combination, so your monthly budget has breathing room again.
• Consolidate debt. Pay off credit cards, lines of credit or an existing mortgage, and replace those monthly payments with no required payments at all.
• Pay property tax arrears. Bring overdue property taxes up to date and remove the stress of falling behind with the municipality.
• Cover the unexpected. Home repairs, accessibility renovations, medical or in-home care costs, or helping family, all without selling your home.

How it works

Homeowners 55 and over can typically access up to 55% of their home's value, depending on age, the property and its location. The money you receive is tax-free, and you aren't required to make regular payments for as long as you live in the home. The balance is repaid when you sell, move out, or after the last borrower passes away.

You keep ownership of your home. You'll still need to keep your property taxes and home insurance current and maintain the property while you live there.

What to weigh before you decide

Reverse mortgage rates are higher than traditional mortgage rates, and because there are no regular payments, interest is added to the balance over time. That means the equity left in your home will usually decrease. There are also setup costs such as an appraisal and independent legal advice. For many retirees, the trade-off is worth it for the peace of mind and monthly freedom it brings, but it's important to compare it with other options, such as a refinance, a home equity line of credit or downsizing, and to involve your family in the conversation.
